Terms & Conditions

Afternoon tea on the terrace in the sun by the Count House in Devon

Please read these Terms and Conditions carefully as by making a booking to stay at the Count House you agree that you have read them and agree to be bound by them.

 

1. Your Booking

You must be over 18 years of age at the time of booking. As the person making the booking, you will be responsible for all members of your party.

 

2. Payment

If the start of your stay is more than 30 days away, a 50% deposit of the total booking value is required to secure your booking with the remaining balance then payable 30 days in advance of your arrival.

If the start of your stay is within 30 days, payment is required in full at the time of booking. 

We ask that payments be made by BACS to the details provided. Confirmation of receipt will be emailed to you.

 

3. Amendments & Cancellations

If you wish to make any amendments to your booking you must notify us as soon as possible by email. We will do our best to accommodate any requests but cannot guarantee we will be able to do so.

If you wish to cancel your booking you must notify us as soon as possible by email, and your booking will be cancelled with effect from the day we receive your email.

For cancellations made more than 30 days before the start of your stay, a full refund of all monies paid will be issued.

For cancellations made 30-15 days in advance of your stay, a 50% refund of the total value of your booking will be issued. 

For cancellations made less than 15 days in advance of your stay, no refund will be issued. We would therefore advise that you take out comprehensive travel insurance that covers cancellations.

In the unlikely event that we have to cancel your booking, we will do our best to offer you suitable alternative dates or, if this is not possible or you do not accept them, we will issue you with a full refund of monies paid but cannot accept any further liability.

3. a) Coronavirus Policy

What to do if you develop Covid-19 symptoms during stay

If you or another guest staying at the cottage develops symptoms of Covid-19 during your stay, please inform us as soon as possible. If a test confirms infection, you will need to return home immediately, if it is safe to do so, so that we can complete a deep clean of the cottage. Should you need to self isolate in the cottage, we will be required to charge you for any additional nights stay and for any other bookings affected.

 

What to do if you develop Covid-19 symptoms after your stay

If you or another guest staying at the cottage develops symptoms of Covid-19 within 14 days of leaving the cottage, please let us know as soon as possible so that we can take all necessary precautions.

 

Covid-19 Cancellation Policy

If you have Covid-19 symptoms or have tested positive for the virus and are unable to come to the cottage, or if a local or national lockdown prevents you from doing so (whether it affects your location or that of the cottage), we will move your booking to other available dates of your choice or provide a full refund of all monies paid. Our standard Terms and Conditions will apply to cancellations made for all other reasons.

 

4. Your Responsibilities

We permit you and members of your party, as detailed on your booking form, to occupy the property for holiday purposes only. You must not exceed the agreed maximum occupancy of the property.

You should not cause nuisance or annoyance to neighbours.

Smoking is not permitted inside the property. If you smoke outside please dispose of ends with care.

You must notify us of any damage or breakages as soon as possible, including if you find any upon arrival. We reserve the right to charge you for any damage or breakages.

You must keep the property and its contents in a clean and tidy state and leave it in the same condition as when you arrived. We reserve the right to charge an additional cleaning fee if this is deemed necessary. 

You must allow us reasonable access to the property if there are any maintenance issues or complaints that you have reported in order for us to investigate and resolve them. We will endeavour to provide you with good notice and come at a convenient time.

 

If any of these terms are not met, we reserve the right to ask that you and your party leave the property immediately. You will remain liable for the full cost of the booking and no refund will be due.

 

5. Pets

One or two well behaved dogs may stay with you at the cottage providing you confirm this at the time of booking. An additional charge of £30 per dog per week's stay applies. Dogs must be kept in the tiled area of the house and we ask that you pick up after them outside. Dogs must not be left in the house alone and must be supervised at all times outside the property.

If damage is caused or extra cleaning is required due to pets then we reserve the right to charge an additional cleaning fee.

6. Children

Due to the nature of the property and site, it is at our discretion as to whether we accept a booking for a party including children. Children staying at or visiting the cottage must be supervised at all times.

 

7. Safety & Liability

The cottage is in a riverside location and the garden is unfenced. 

Whether inside of or outside of the cottage, you are responsible for your own safety and that of all members of your party including pets and visitors.

We shall accept no liability for accident, injury or illness of guests (including guest’s pets) arising from any causes whatsoever either within the property or outside.

We shall accept no liability for loss, damage or theft of personal property belonging to guests, either in or outside of the property or in or to vehicles left on the property.

 

8. Complaints

If you have any problems or complaints with the property or its contents, please let us know as soon as possible and we will do our best to resolve them promptly.

 

Waiver: The failure to enforce or exercise, at any time or for any period of time, any term of, or any right pursuant to this agreement does not constitute and shall not be construed as a waiver of such term or right.
